Sacramento's a flat flood plane, folks, and we're surrounded by rivers. :dono: In fact my area is surrounded on three sides by river. The first winter we were here it was horribly wet and we came within a couple of feet of flooding. :o It was a scary "Welcome to the neighbourhood!" Flood insurance used to be mandatory.

Makes two-story houses a good idea.... wait, but he got the house! :lay:
